There are many different issues landlords, tenants, and property owners will all have in common. One concern for all of these groups is the quality of drinking water on the property. This is monitored by the EPA under the Safe Drinking Water Act, but it is up to the states, localities and private water suppliers to follow the regulations and laws.
Landlords, property owners and property managers, even on municipal water supplies, may still want to have the water tested within a building. To do this, a private water testing company can be called in as often as needed. The same will also be true if the property is not on the municipal water and is instead on a well water or private water system. Many apartments, manufactured home communities and even industrial, commercial properties do use well water or private water systems for their potable water supply.
After Construction and Before Occupancy
For new buildings, calling in a water testing company before tenants start moving in is always recommended. While it is very likely the contractor will ensure the water system is safe for use, having independent documentation from a professional service is always important for verification of this information.
After Any Major Plumbing Repairs, Retrofits or Upgrades
Older buildings undergoing plumbing retrofits, repairs or upgrades should be tested for drinking water quality immediately after the service is provided. While not common, there can be chemicals and residue left in the new plumbing system or contaminants dislodged from the remain original system which may impact water quality.
Tenant Complaints or Concerns Expressed
Tenant or occupant complaints about changes in the taste or odor of the water should be taken seriously. By having a professional, licensed water testing company complete tests on samples throughout the facility, landlord, property owners, managers, and tenants can be assured of water safety before there are problems.
